About

Founded in 2016, Garden Street Communities Southeast, LLC is a privately-held residential lot development company focused primarily on land acquisitions and development to sell finished single-family and townhome lots to homebuilders. Garden Street Communities Southeast, LLC is headquartered in Pensacola, Florida and operates primarily in the Southeastern region of the United States, including Texas.

Acquisition • Development • Planning

Garden Street Communities manages a wide range of land acquisition, infrastructure development, and project planning activities related to residential lots for a specific community. Land acquisition and lot development activities are currently focused on three regions comprised of twenty individual markets across six Southeastern and Central states – Florida, Georgia, Alabama, North Carolina, South Carolina, and Texas, with expectation of expanding further into other attractive regions.

Acquisition

Land acquisition is the fuel that powers a developer and is one of our primary focuses. Each local development management team focuses on building mutually beneficial relationships with land sellers rooted in our core values.

Development

Our partnerships with locally owned third-party contractors ensure that we are delivering a well-fitted development to the local community. Working with these reputable contractors and vendors furthers each development’s economic impact in the area.

Planning

Our team members work tirelessly with municipalities, designers, architects, and our builder-customers to ensure that we are developing a community that adds value to the local area. Each community is designed with the eventual homebuyer’s lifestyle in mind.

Primary Focus

While our primary focus is developing for residential homebuilders, Garden Street has also developed real estate for investment purposes. The lots we deliver in our communities are generally for entry-level, first-time move-up, and active adult homes. Entry-level and first-time move-up homebuyers are the largest segment of our new home market.
